  • Your House Is The Most Important Resource For Your Family 07/04/2019

2019/04/07    Finance ファイナンス, NZ Property NZの不動産

HI All, I am going to discuss below why long lifetime homes are financially important for you and your family. Four Reasons You Should Have Long LIfetime Home ①If your home lasts longer, you don’t have to pay just to re-build it so save a lot of money. For example, if a house only lasts 50 years it needs to be re-built every 50 years. However, if it can last for 100 years, the cost will be half if you consider long time span. This means that you and your family can save greater amount of money with a longer lifetime of building.   ②Also you can rent it out to gain stable income for a longer time period. This may become more important after […]

  • Your Peace Of Mind Is Most Important 30/03/2019

      2019/03/30    What I feel 自分が感じたこと

Hi All, I have summarised here common causes of people’s stress during their new construction project: Delay In Schedule Unexpected Extra Costs Not Smooth Communication with Contractors & Consultants No After Sales Services Designer and/or Consultant’s Inefficacy in Planning, Problem Solving and Project Management In some cases it seems to me that people pay a lot of money for a highly stress project due to these hassles. First Priority Is Your Peace Of Mind If you decide on a high-priced project, first of all, I think it is good to consider the priority of your peace of mind. Many people pursue the cheapest option for their new home build but this often causes lots of stress on you so just be careful. For example, some people […]

  • Consider Cost and Time at Resource Consent Stage 17/03/2019

2019/03/17    Council Consent 役所の許認可, New Home 新築, The Way We Work 仕事のこだわり

Hi All, The recent trend is that there are many customers who are thinking to subdivide their own land and build new residential buildings. It is necessary to acquire a resource consent (= RC) in order to do land subdivision. Things Commonly Happen At RC Stage Many companies do not spend much time, energy or money on preparing good plans for RC application. Therefore, at the time of a building consent design (= BC) which is the post process of RC, It takes time for them to correct errors and develop details that should have been considered at the RC stage. Common errors found in the BC stage often relates to Height In Relation To Boundary, too much construction costs, room layouts and access to […]

  • Japan Day 10/03/2019

      2019/03/10    Event イベント

Hi Everyone, As we did for the previous years Japan Homes has joined Japan Day this year and very much enjoyed talking to visitors to our booth.   Japan Day 2019 Japan Day 2019 happened at Eden Park in Auckland with a great amount of visitors and many exciting events went on. Our booth also welcomed a number of visitors and discussed their future new home projects. For this year most of the enquiries were about subdivision + new homes which I think reflects the housing trend that the city demands many more new homes to deal with increased population. Because we are the Japanese we are good at designing and building functional & cost-effective medium to small residential units on limited sized sections so […]

  • Meaning of Construction Company 02/03/2019

2019/03/06    The Way We Work 仕事のこだわり, What I feel 自分が感じたこと

Hi all, A while ago the Master Builder Association (MBA), which I am a member of, asked me for my feedback to improve their business and activity. My reply was that although they provide highly attractive and promoting events such as The House Of The Year they should use more of their resources for people to have more trust and feel more secure in them and their members like us. I have heard of a few builders have gone bankrupt which may harm trust and security from people. My idea is that MBA should create the evaluation system that can visualize how secure is each builder company so that potential customers can easily see if a particular builder could be trusted or not. We Japan […]

  • Inspections

      2019/03/03    What I feel 自分が感じたこと

Hi all, It has been a while since I last updated this blog. I have gathered some interesting facts and ideas for on-site management and what it is like working under less supervision. Today I want to talk about inspections (Japan Homes inspection, owners inspection and city council inspection) Japan Homes inspection is where our site managers mark out the kitchen and bathware locations and to check if all pre-line work is correct in terms of construction and design. For our team and owner to visualize finishing positions and make adjustments where needed. Owner inspection normally takes place before pre-line inspection when electrician starts wiring the property, where all switches and power points are at ideal places and whether the owner wants to add extra […]

  • Long Run Metal VS Asphalt Shingle Roofing 22/02/2019

2019/02/22    Environmental Issues 環境保護, Minor Unit マイナーユニット, New Home 新築, Renovation 改装

Hi all Long Run Metal Roofing and Asphalt Shingle are the two major roofing materials for our new homes. I am going to describe the pros and cons of these materials.   ASPHALT SHINGLE Advantages -Cheaper to install than Long Ran Metal Roofing -Easy & Quick Installation → Shorten your new home construction period -Solid plywood underlay provides strength to the building and weathertightness -Quiet → Not noisy when rain hitting the roof -Dents to be unlikely to happen -Low Maintenance -Raccoons, Rodents, Pests, and Wild Animals Proof → No gap between each asphalt tile and plywood underlay does not allow them to enter inside the roof (Asphalt Shingle Construction) Disadvantage -Not highly eco friendly. Asphalt is a semi-solid form of petroleum. -Can be damaged in […]
