Alternative HIRB for Mixedhousing Suburban Zone

Under the Proposed Auckland Unitary Plan (PAUP), there is new rules for Height In Relation to Boundary (HIRB).

What are the HIRB heights?

As a building height and location have large effects on neighbor buildings (e.g. blocking sunlight) the height and location in terms of its distance from the boundary have to be restricted (see the sketch below). These restrictions are caled HIRB.

HIRB Under PAUP

Basically the below shows the HIRB for Mixedhousing Suburban zone, which is the most common type of residential zoning across Auckland.

If you want to build a new simple two story home in a site in this zone, you have to keep the new building 4-5m apart from the boundary.

However, there is the alternative HIRB which applies to development that is within 20m of the site frontage.

This means that you can have a larger new home and more design options in the front part of the site than the rear.

斜線制限(HIRB)とは?

住宅建物の高さは、近隣の住宅や住人に日当たりや、眺めなどの点で悪影響を与えないように、敷地境界線からの距離との関係で規制されています。

基本的に建物が高くなればなるほど、敷地境界から距離を離さなければなりません。

PAUP施工後の斜線制限

Aucklandで最も一般的な住宅ゾーン(用途地域)であるMixedhousing Suburbanでは、基本的に以下の斜線制限が適用されます。

もし、単純な総二階建新築を建てる場合は、かなり(4-5m)敷地境界から建物を離さなければなりません。

ただし、PAUPでは別の斜線制限が導入されました。

敷地の前方、道路に面した境界から20M入ったところまでは、以下の規制が適用されます。

かなり規制が緩和されるので、より大きな建物を建てる事が出来ますし、設計の自由度も広がります。

PAUPでは様々な規制緩和がされ、以前よりももっと土地分割、住宅新築がしやすくなりました。

以下的限制可以应用对用地的前面,从道路面向的境界到20米进来的地方。

限制被相当缓和,能比建造大的建筑物,也扩大设计的自由灵活性。

各种各样的限制比过去放宽了在PAUP,比以前很容易做更多的土地分割,住宅新建了。
