Japan Homes did the first internal meeting in 2017 – 2018 financial year.
In regards to last year business, each company staff expressed their impressions and comments on everything related to this company And talked about the objectives of 2017 etc. It was a good meeting.

We discussed the following topics that how we provided our comfortable and affordable homes to our clients.

Human Resources

I think that all of our company staff are good people.
After 10 years of management, what I have noticed is that,
even if you do not have a lot of work experience
but are “honest, serious, faithful to the basic principles”
and can work in this way everyday you will be able to provide the best performance.
I gave all of our staff a full score for their performance.
They enjoyed working and provided enthusiastic and valuable work.

Marketing

There were 330 leads last year, and for a company of this scale it will be a good number.

because We could advice people who inquired us as much as possible about their questions and concerns I think that I could contribute a little to Auckland’s housing situation.

We joined several events JAPANDAY, NORTH HOMESHOW, TAIWANDAY, etc.

In Internet marketing, many people responded well to the blog of our websites , and the effect of TARDEME and FACEBOOK gradually came out.

However, as we sell very expensive products, “referrals from the existing customers” were the best chances to get new clients.
I realized again that the best sales promotion is to “concentrate on the present work and try our best to satisfy the present client”.

 

Sales

As the basic strategy, we tried to change communication methods, to shorten the project schedules, improve understanding of stakeholders, and prevent mistakes by introducing new online software.

By making full use of Builders Trend, a dedicated crowd software for building companies confirmation of the final products with our customers dramatically improved compared with the past including the information amount, the image, selection completion etc.

Also, due to the influence of AUP (= AUCKLAND UNITERY PLAN), the demand for narrow 2-story houses increased, leading to
creating JAPAN HOMES STANDARD HOUSE PLANS that can fin in narrow sections. This greatly improved our services and sales.

 

Site Management

For a construction company like Japan Homes, the most important thing is the quality of site work. I reviewed the site management quality again and tried to improve “5S”

5S is a Japanese term expressing actions and conditions that should be thoroughly done to improve workplace management.

5S is taken from an initial letter S of Japanese terms Seiri (tiding), Seiton (organising),  Seisou (cleaning), Seiketu (keeping cleanliness), and Situke (discipline).

Also, in New Zealand, many people decide construction details on the site later and I noticed  that there are restrictions there because it causes a delay in construction schedule
It was the year when we also created a list of 10 major types of project constraints and started to remove these.
It is important for all the stakeholders to learn to the extent that they can unconsciously avoid these constraints.

 

New Home Development

The government intends to build Affordable houses, and and that is why AUP came out.

As our policy is to provide Affordable and Comfortable homes
we engaged in about 10 development projects both for our company and our customers.

Resource consent (land subdivision application) was permitted in 5 months at earliest while the other consents took a bit longer.

We must consider various things including Difference in height of rainwater pipe, protection of sewage pipe, protection of of electric wire, treatment of rainwater on the ground, strengthening the ground condition, compliance with traffic regulations, noise control, influence on neighborhood,etc.

Also, since the building regulations has been renewed, honestly, not only professionals know all of the new rules but officials do not know sound knowledge.
As such the negotiation with the Auckland council is a very important factor including the recognition of the difference between the old and new rules.


2017-2018年度の初めての社内ミーティングをした。

去年の振り返り、自分の感想や社内のみなで感想を述べたりした。
そして2017年度の目標などを語った。
小さな組織ならではの団欒みたいな感じで進めることができ、良い会議だった。

2016年を振り返り下記のことを皆で話しあった。

人事面

本当にみな良い人材と自信をもって言えるくらい伸びてくれたと思う。
経営を10年し、気づいたことは、
色々な過去の経歴などより、経験がなくても素質的に
「素直でまじめ、基本に忠実」
これを淡々と実践する人が最も良い仕事ができる人間だという結論に至った。
去年までの頑張り度は満点を皆にあげた。
それくらい、楽しく、熱意をもって価値がある仕事をしてくれた。

 

 

販売促進

年間の問い合わせ数は330件あり、この規模の会社としてはかなり優良な数字だろう。
問い合わせ者の疑問や不安点に関しては出来る限りのアドバイスができたので、
目先の契約の成否にとらわれることなく、少しでもオークランドの住宅事情に貢献できたと思う。
イベントとしては、JAPANDAY, NORTHSHORE HOMESHOW, TAIWANDAY,などなどいろいろと出て楽しめた。
ネットマーケティングでは、自社WEBのブログの反響もよく、TARDEMEやFACEBOOKでの効果も徐々に出てきた。
ただ、やはり、高級商材を扱っているので、「既存顧客の紹介」がもっとも成約につながったので
最高の販売促進は、目の前の顧客の仕事を「精一杯」行うことであると改めて気づかされた。

 

営業サービスの向上

基本軸として、コミュニケーション方法変更、
ソフトなどの導入により、時間短縮、関係者理解の向上、ミス防止を試みた。
Builders Trend というクラウドシステムの建築会社専用ソフトウェアを本格活用することにより、
お客様との最終商材の確認などが情報量や画像、選択完了などを含めて以前にくらべて飛躍的に向上した。
また、AUP(=AUCKLAND UNITERY PLAN)の影響により、狭小2階建て住宅の需要が高まったため、
狭小住宅専用のJAPAN HOMES STANDARD HOUSE PLANを創ったことは大きくサービスの向上につながった。

 

現場のサービス向上

建築会社は「現場が命」。現場をもう1度見直し、5Sの向上に努めた。
5Sとは、職場管理上徹底されるべき行動・状態をレベル要素を加味して表現した言葉の総称。
整理(Seiri)・整頓(Seiton)・清掃(Seisou)・清潔(Seiketu)・躾(Situke)の頭文字Sをとったもの。
また、ニュージーランドはあとで現場で決めるという行動が多く、そこに制約があるということに気づき、
制約10か条なども作成し、制約外しを始めた年であった。
こういったものを、作成するのは簡単だが、現場にしっかりと浸透させ、
現場関係者が無意識でできるレベルまで一緒により沿うことが重要である。

 

新築開発案件

政府もAffordable 住宅を建設を望んでおり、それを実現するためにAUPが施行された。
弊社もAffordable and Comfortable の住宅提供をモットーに動いているため、
自社、お客様含めて10件程度の開発案件に着手をした。
リソースコンセント(土地分割申請)の準備を含めて、早いものは5か月で許可がおりたものもある。
雨水管の高低差、下水管の保護、電線の影響保護策、地表面の雨水の処理、地面の強化策、
交通規制の準拠、騒音対策、近隣への影響などなど、かなりのことを同時に考慮しなければならないこと、
また、法律が新しいので、正直、役所の方も前例がない分
とまどっている感があり、旧法律との相違の認識確認なども含めて、役所との交渉力は非常に重要な要素である。

After graduation, I worked at a major Dental material company as a top salesman. In 2002 I firstly set my foot on land in New Zealand, and have started to engage in NZ Construction firm since 2004. From the 8 years' experiences at construction sites and sales experiences in Japan, I devote myself to satisfy customers from consultation to construction and after care services.

Within the first 4 years after the foundation, half of Japan Homes' customers were similar ages of mine. So that their life environment such as a number of children were also similar to mine therefore I was able to understand the customers' situations and wants more. Meanwhile there are also many customers of my father's generation, which is always appreciated because I can learn lots of good things from them.

We try our best to provide services that you satisfy, such as schedule, quality and after care service.
