Hi all Long Run Metal Roofing and Asphalt Shingle are the two major roofing materials for our new homes. I am going to describe the pros and cons of these materials.   ASPHALT SHINGLE Advantages -Cheaper to install than Long Ran Metal Roofing -Easy & Quick Installation → Shorten your new home construction period -Solid plywood underlay provides strength to the building and weathertightness -Quiet → Not noisy when rain hitting the roof -Dents to be unlikely to happen -Low Maintenance -Raccoons, Rodents, Pests, and Wild Animals Proof → No gap between each asphalt tile and plywood underlay does not allow them to enter inside the roof (Asphalt Shingle Construction) Disadvantage -Not highly eco friendly. Asphalt is a semi-solid form of petroleum. -Can be damaged in […]

Hi everyone, There are two major options for residential hotwater heating system: Gas continuous flow Electric hot water cylinders I am going to describe the pros and cons of these systems to help you decide which one to go when you build a new home or do renovation.   Gas continuous flow Advantage Good option if you already use reticulated gas for space heating, and want to continue this The heating system is installed outside. No space is required inside (this is a big advantage for a limited sized home) Endless hotwater supply. Be Careful you will have to pay a fixed charge for reticulated gas supply (if you don’t already) If gas mains are not nearby your property LPG bottles are needed and space […]

Hi there, (日本語訳下にあります) We always think that designing and building a home are to create a piece of art together with our clients and subs. Considering the design from our client perspective and having a clear vision of the completed building with its exterior during design and construction process is the key to the successful project. Our design examples include to: Design a new home in a way that house work is quickly and easily done Provide a utility space for easy house work Provide a Japanese style bathroom for you to relax Provide 9% of a total floor area of a new home for store space. Also we think about construction: Avoid house components that take time to get and install Consider waterproofing all […]

It is very advantageous to make home design and construction and maintenance consistently with one construction company. (日本語訳下にあります) The company is like a home doctor who knows all the history of your family and understand the family’s condition. Such a doctor is called GP in New Zealand, and usually each family has their own GP. The company like Japan Homes keeps watching your home to quickly specify the cause of a problem with a part of your house and fix it properly before it becomes too serious that needs a lot of cost. As a designer and builder we will become very happy if we can start everything from scratch. A  house is an art which is a combined form of various materials and elements. […]

Thanks for visiting Japan Homes blog. (日本語訳下にあります) We have just completed the new minor dwelling unit that I have recently updated a post about. Now I can compare the original Building Consent (BC) plan with what is actually built. Exterior Below are the BC drawing showing how the exterior of this building is supposed to look and the photos of the new building. North and East Facade You see the actual building and the BC plans look same, except for the gas infinity location where we moved close to the kitchen for a quicker supply of hotwater to the kitchen than the original position. South and West Facade The ground is not finished for landscaping but the new building and BC plans look same as well. […]

Hi everyone, Thanks for visiting our blog. (日本語訳下にあります) We have another on-going new Granny flat (minor dwelling) project near Glenfield, Northshore. New 60m2 Granny Flat Plan The new building will be located at the backyard of the property and be a rental property. Actually, having a minor unit is great way to get rental income these day as the average property rental price is going up rapidly in Auckland.   Similar to the other new minor unit project, our planning concept is “Comfortable Living for Small Family” so we included following ideas in the plans: Relatively large and functional open plan kitchen, dinning and lounge for this size of residential building Large and functional kitchen Enough Storage (Storage and Wardrobes) North-facing Lounge and Dinning for […]

Thanks for visiting Japan Homes Blog! We have several new home projects in Northshore and one of these is going to be complete soon. (日本語訳下にあります) New Minor Unit Dwelling This new brick-wall minor unit is located near Wairau Park and its construction begun in last September. This is now at the final finishing stage. The kitchen and bathroomwares have been installed; tiling and flooring have been also done. Our Plan Because of being a minor unit the floor area is only 60m2. However, we still wanted this to be a comfortable home for a small family to stay. So we designed: Relatively large and functional open plan kitchen, dinning and lounge for this size of residential building Large and functional kitchen Enough Storage (kitchen pantry, […]
