Today I am going to talk about a minor unit + garage project in East Of Auckland which is a very interesting case and should provide helpful info. to those who are considering to build their own minor unit in their land.
The Client Needs/Wants:
1 Would like to design and build a 60m2 floor-area minor unit, 40m2 double garage and 20m2 sleepout
2 These are to be all connected under the same roof
3 The garage and sleep out should have their own bathroom
4 Future replacement of a new home with the existing home or subdivision of the land
Initial Japan Homes Concept Design
We are very happy to hear this idea of building a new minor unit because we love to build minor units but application of minor units will be not accepted by Auckland City Council (AC) after September 1, 2016 (if you are considering to build a minor unit at the backyard of land you must hurry!!).
We highly appreciate this opportunity!!
Anyway, the above sketch is our initial plan for this project in which we thought to build the 3 buildings at the backyard.
Although the new buildings can be attached to each other under one roof, for the building code reason, these space should be separate from each other by complete wall which does not arrow occupants to go through internally.
We can put a toilet in the sleepout and bathroom in the garage with out consent from AC.
Development of Design
The initial plan attracts the client.
However, we recommend that he does not build the sleepout as this may restrict the future new home development in the same land.
The owner is thinking to replace the old with a much bigger 2-story new home some years later.
If the sleepout was there the building coverage of this site would be too much occupied by these three minor buildings and future new home could not be as large as he wants.
So we suggested that for this time we would build only the minor unit and garage, and leave some building coverage allowance for the future new home.

For the minor unit its got 2 bedrooms, lounge, dinning, kitchen, bathroom, laundry and everything that occupants need. This size is suitable for a couple or small family.
