Under the new Auckland Unitary Plan (AUP) the maximum building coverage of private properties has became larger, if these sites are in Mixedhousing suburban, Mixedhousing urban or Terrace Housing and Apartment residential zone.
The building coverage refers to the building footprint in relation to a site area.
For example, if the Max. building coverage is 35% and the area of the site that the building sits on is 500m2, the building footprint will be able to be up to 175m2 (500m2 x 35%).
It normally means that the larger the building coverage is, the larger the house you can build your site.
Max. Building Coverage in Different Residential Zone
Single House: 35%
Mixedhousing suburban: 40%
Mixedhousing urban: 45%
Terrace Housing and Apartment: 50%

The building coverage was in many cases only 35% before AUP came out so there has been a big change except for Single House zone.

Building Coverageとは、住宅の一階部分の広さが土地に対してどれだけの割合であるかを表すものです。 例えば、Maximum Building Coverageが35％の場合は、500ｍ2の土地に住宅を建てる場合、一回の床面積は175ｍ2（500ｍ2 x 35％）となります。 Max. Building Coverageが大きければ大きいほど、より大きな建物を建てられる事になります。 （Building Coverageは厳密には一階床面積とは多少違いますが、ここでは説明を割愛します）
