According to CoreLogic in 2022, around 5% of homes in Australia are three-story. This number is expected to increase in the coming years!

  • They are more energy-efficient than detached houses, with the ability to maximize natural light and ventilation in the design and the option to include facilities such as solar panels and energy-efficient appliances.

Detached Houses: These are the most common type of housing in Australia. They are typically built on independent plots of land. Usually, they are registered on a Torrens title (a specific land certificate), and owners can generally renovate or add to them freely.







Semi-Detached Houses & Duplexes: Two houses built on one piece of land, sharing a common wall. They have separate entrances and driveways and often have a mirrored room layout.







Units or Apartments: Units and apartments are popular housing options, especially in major cities and densely populated areas. They are typically smaller than detached houses and have multiple dwellings on one floor. They share a common entrance, and individual doors exist within the building. Facilities like parking are usually regulated.


Townhouses: These are typically two-story houses with living areas on the ground floor and bedrooms on the second floor. They usually have strata or Torrens titles and may have shared facilities like parking.











Semi-detached houses, duplexes, and townhouses are popular choices for people who want alternatives to larger detached houses, especially in urban areas with limited land and high prices.


Apartments are a popular choice for those who want to live in the city center, require less space, or don't need it. They are generally favored by singles or those without children.


In summary, detached one-story houses are still the most common type of housing in Australia. However, there is a growing trend towards multi-story homes, especially in cities like Sydney where there is a transition to apartment living.
