After entering the builder school and apprenticeship period I have been involved in New Zealand building industry for 13 years in total.
I often see the difference in a point of view on New Zealand houses from Japanese designers like us, and from New Zealanders and the Chinese so would like to write down here a little about this topic.
Design Discussion With Customers
Customers who inquire to Japan Homes often think that “The Japanese do a good job” or “Japanese have good ideas” ,etc. However, when we propose some ideas they sometimes do not quite like these and even propose a different idea that we professionals cannot provide because we know much about the design theory and often hard to get out of the theory.
Some of their ideas are actually brilliant and we learn a lot from them.
Difference Between Japanese And NZ Houses
In Japan a property value normally just keeps going down after a new home is built and eventually the building becomes no value after 25 years later.
Also because the population has not increased, values of land do not increase apart from the central areas of big cities.
The Japanese like cleanliness and tidiness so like to build a new home if there is a chance which basically only happens once in their life.
If a new home is built the owner is praised by people around like “you have done a big job!!”
Due to the above factors, the new home design is often as follows: “Design to fit each person’s life plan like insurance”, “Consider who will live in this house five or ten years later” and “Because the land is small, functionality is more important than design.”
In summery, what I feel is that there is already an answer at the beginning and design process is just to apply this answer to each case. There was a lack of dynamism here.
Provide Japanese Style Home Design in NZ
Advanced technology in Japan is used in various industries over the world such as cars, shipbuilding, rockets, civil engineering, and home appliances in the past. However, Japanese residential design and functionality is not well-known.

日本とニュージーランドの設計に対する違い その１ 日本住宅事情 編 学校や見習い期間を入れると、 合計で13年間もニュージーランドの建築に携わっている。
日本人とニュージーランド人や中国人の住宅設計に対する見方
日本人の考えで進める設計と ニュージーランド人や中国人のニュージーランドの家に対する考えの 違いが色々とあるなと思うことが多くなったので 少し文章にしてみようと思った。
お客さんとの設計打ち合わせ
ジャパンホームズへ問い合わせをしてくれるお客様は 「日本人はいい仕事をしてくれる」 「日本人は良い考えを持っている」 ということで問い合わせをしてきてくれる。 そこで、日本人ならこう提案するだろうと思い、提案すると違うことがある。 自分との提案に対して、変な回答もあるが、 「そのアイディアがあったか」 と新しい発見をくれるお客様のカウンター提案もある。 これが、やっていて楽しい。 あまりにも、長いこと業界にいると、 どうしても「業界の常識」的なものが入ってしまうため、 完全に建築が素人の意見は参考の種になることがある。
日本とNZの家の設計に対する違い
自分は日本では建築業界にいたわけではないので、 すべて日本人としての感覚や周りの声、WEBなどからの情報収集となるが、 日本とニュージーランドの「家の設計に対する違い」を述べてみる。 まずは、日本住宅事情 日本の住宅の価値は、購入した瞬間から通常であれば価値が下がっていき、 25年後には無価値になる。 また、人口が増えていない日本は、土地の価値も便利で人、モノ、カネ、情報が 入ってくるエリアを除き、土地の価値もほぼ横ばいか下がっている。
潔癖、清潔な日本人は、「新築神話」があり、新築が大好きである。 また、通常、新築住宅購入は、一生に1回であり、 新築の住宅を建てられればまわりから「大仕事をした」と言われる。 上記の要素があるので、設計に対しては、 「保険のように一人一人のライフプランに合わせる設計」 「五年後十年後この家に何歳の誰がどんなふうに住むのかを想定」 「とにかく、土地が小さいので、デザインよりも機能性重視の要素が高い」
これが、自分が思う、日本の住宅に対する大まかな感覚であるが、 仮に違う表現で表すなら、
「何か、最初から答えがあってそれを導き出すような感じ。 そこには、ダイナミックさの欠如が感じられた。」
という表現を自分はする。
日本の住宅デザインをNZで活用
日本の高度な技術は世界の重要な部分で使われている。 車、造船、ロケット、土木、昔は家電などなど多いが、 日本の一般住宅のデザインや機能性などの活躍はなかなか聞かない。 日本には、誇れるような一般住宅の技術やデザインが多くあるので、 それを住宅不足で悩んでいるニュージーランドで 活用することにより、ニュージーランドに貢献できればと思い、楽しく努力しています。
