Today I will show you Q&A between me and a client who is planning to open a café.
Q) It doesn’t seem to have mains water. My real estate agent says that we can lead water from a restaurant next door. How much would it cost to proceed including the permission?
A) We need to check the site first but it would be around $10,000 – $15,000 including the lead-in water, connection, supply and design. Also the distance from an exhaust port, drainage and supply to the shop is important. The length and difficulties affect the cost. Thus we need to calculate the estimation of construction and to think whether we will step the next stage. After getting your confirmation, we start to consider an interior plan.
Q) An issue is that how much we could depends on the condition of the property. I heard that if we cook, ventilation and cookware cost a lot. So I am wondering about how much we do. A) Yes, if this is the new case, setting ventilation costs. We need to have site check, but it costs from under $10,000 to over $20,000 depending on each case.
Q) We are basically thinking of our new café sized about the 80m2 which your company introduces on the website. Can you tell me a rough total estimate inclusive of the design, kitchen and interior? A) Regarding to the interior, it would be around $40,000-60,000 +GST including kitchen area, around register area and seats. In addition, you will need restroom, cookware, cashier machines, Eftpos or extra costs for customer seats, according to the each shop’s current condition. Generally in the case that people launch the shop business from zero, with no equipment, I’d say it costs at least $100,000 in total.
Q) How long does it take from planning to completion? A) About time frame, I recommend you to estimate around half a year from the first meeting to obtaining CCC (Permit that building work carried out under a building consent complies with that building consent). Also, for restaurants, it is not legally allowed to open it without inspection of hygiene bureau. Considering these things which affect your business plan, you need to be careful for various preparations.

質問） 水道の引き込みがないみたいなんですが、 隣が飲食なのでそれを利用すれば出来ると、担当不動産業者は言うのですが、 許可なの手続きにどれくらいかかるかを知りたいです。
回答） 現地調査もありますが、 水道引き込みと接続、それの設計含めて10000-15000くらいでしょうか？ あとは、排気、排水、給水、などのライフラインの店舗までの距離が重要。どこまで来ているかで接続の長さや大変さが変わり、費用に上乗せになってきます。 このあたりの工事概算費用を算出して、次のステージにいくか、行かないかですね。それを確認してから、内装プランの検討に入ります。
質問） カフェも状況からどこまで出来るかが課題です。調理をするとなると換気や調理器具などで結構費用がかかると聞いています。 どこまでしようか迷っています。
回答） そうですね、新規の場合、換気が結構かかります。 現地視察が必要ですが、安ければ、10000ドル以下、 20000ドル以上くらいかかる場合もあります。
質問） サイトで紹介されていた、80平米くらいの店舗がベースになりますが、 すごく概算でいいので、設計、水道周り含むキッチン、内装、含めて 概算でいいので、いくらくらいになりますか？
回答） 内装費用は、キッチンエリア、店舗レジまわり、客席含めて、 40000-60000+GST位でしょうか？ その他に、店舗状況により、必要なら トイレエリア、キッチンの厨房器具、レジまわり器具、EFTPOS、客席別売り品 などが必要になって来ますね。 一般論ですが、すでに機材などがある居ぬきではなく、すべて初めから店舗を立ち上げる場合には 概算予算では、最低100,000-ドル位はかかると思います。
質問） プランから完成までの期間は？？
回答） 期間は初回打ち合わせから、CCC（工事を役所管理下のもと、正しく工事したという建築許可証）取得まで、半年間前後くらいかかると見込 んでおいてください。また、飲食店の場合、この他に衛生局の検査がないと店舗開店が法的には認められてい ません。そのあたりも、早めから動かないと店は出来たが、販売は出来ないとなりますので、多岐に渡る準備が必要です。
