90m2 House Extension Project
A few weeks ago a property owner contacted us and told he would like to build a ‘new wing’, a 90m2 addition to his existing home. The location is near Dury, South of Auckland.
So I just went to his place, discussed his plan and checked the site condition.
Here is the existing site.
In the front yard beside the existing home the owner wants to build a new building for a lounge and master bedroom.
The new building will be connected to the existing via a new hallway that connects the existing back door (the space with white wall in the photo) and the proposed lounge.
I very much like clients like this owner who is very clever and enthusiastic about his own project!!
He spraypainted the outline of the proposed addition on the ground so I could easily see its size and location, and the owner himself also could know what is going to happen!!! Very Smart!!
The owner also self-researched Resource Consent (RC) requirements for this project.
Because in this area any building should be 10m or more apart from the property boundary, and the proposed will be within this restriction, he found that he would need RC.
This owner is very very helpful!!
We are normally asked to check Council consent matters by our clients and take a bit time to do that, but this owner helped us and saved a lot of time!! Thank you so much!!!!
After the site visit I went back to our office and spend some time on producing a proposed plan and 3D models.
Here they are.
The above building is the proposed and below is the existing.
I matched the materials and color of the exterior.

In addition, we proposed a simple Japanese garden in the outside space between the proposed and existing building.

Estimated Building Cost (90m2): $190,000 + GST
Estimated Design Cost (Documentation for Council Consent): $6,000 + GST
